Where can I find a list of your current properties for sale?

We have properties listed in several different places, such as Zillow, Craigslist, Facebook Marketplace and our website.   

I know which property I want to buy – what’s next?

Great!  We’re so excited you were able to find and fall in love with one of our properties. What happens next depends on whether or not we are using a title company to close or self-closing on the property.  In either instance, we will send you a two-page Purchase Agreement, which you will need to sign and return to us.  This can be done by mail, email or fax.

If we are working with a title company, we will send them your signed contract and they will reach out to you to explain the next steps, including when and where to send the purchase amount for the property.

If we are self-closing, we will require the purchase amount in full, either as a Cashier’s Check or wired directly to our US Bank account.  This amount must be paid when sending the signed contract.  After that, we handle recording a new Deed to show you as the new owner.

Once that Deed is recorded in the County, they will send you the original for your records.

Do you always use a title company to close on a property?

We will always use a title company to research the chain of title, in order to guarantee that there are no title issues with the parcel.  However, we will often self-close on properties that are valued below $10,000.

In these instances (where we self-close), if you would like to use a title company to close, you are responsible for paying the closing costs due to that company.  Otherwise, the closing costs are paid by us!

If I have more than one property I would like to buy, is there a discount?

That is certainly negotiable!  Depending on which properties you would like to buy, our team can discuss offering a cash discount.

Do you offer owner financing?

This depends on the property as well.  In order to come up with a plan catered specifically to each client, we take the time to work with everyone individually who wishes to owner finance – we want to make it easy and possible for anyone to own their dream property!

How long does it take to close on the property I want to buy?

Generally, the process is quick – it usually only takes one to two weeks to get everything transferred into your name as the new owner. If any issues arise, we will contact you immediately.
